These Terms and Conditions govern all reservations made directly through Lake City Flats, LLC ("LCF," "we," "us") at lakecityflats.com. By completing a booking you confirm that you have read, understood, and agree to be bound by these terms on behalf of yourself and all guests in your party.
Lake City Flats operates 26 curated short-term rental properties across Salt Lake City, Utah and Detroit, Michigan. Direct bookings are processed securely through our booking partner Hospitable via Stripe.
A reservation is confirmed upon receipt of full payment unless otherwise agreed in writing. Payment is processed at time of booking via Stripe. We accept all major credit cards.
We understand plans change. Our cancellation policy is designed to be fair to both guests and our small team.
All cancellation deadlines are measured from 12:00 PM local time on the day of check-in (Mountain Time for SLC properties; Eastern Time for Detroit properties). Refunds are processed within 5–10 business days to the original payment method.
In the event of a government-mandated travel restriction, natural disaster, or other documented force majeure that directly prevents occupancy, we will work with you to reschedule or issue a full credit. Contact us at contact@lakecityflats.com as soon as possible.
These rules apply to all Lake City Flats properties. Violations may result in immediate termination of your stay without refund and/or additional charges.
Guests are responsible for any damage to the property, its furnishings, or its contents that occurs during their stay beyond normal wear and tear. We do not charge a security deposit upfront; instead, by completing your booking you authorize us to charge your payment method on file for any documented damages.
We will photograph and document all damage and provide you with an itemized summary before initiating any charge. If you dispute a damage claim, contact us within 48 hours of check-out.
Changes to confirmed reservations (date changes, property swaps) are subject to availability and may incur a price difference. Please contact us to discuss modifications before the original cancellation deadline to preserve your refund eligibility.
We reserve the right to relocate a guest to a comparable property in the event of an unforeseen issue with the reserved unit (e.g., emergency maintenance, plumbing failure). If a comparable property is not available and you do not wish to stay, you will receive a full refund.
Lake City Flats, LLC shall not be liable for indirect, incidental, or consequential damages arising from your stay, including but not limited to lost business, travel disruption, or personal injury resulting from guest negligence.
We make every effort to ensure properties are accurately represented, clean, and in good working order. If you arrive and find a condition that materially differs from the listing, notify us within 2 hours of check-in so we can address it.
We are not responsible for items left behind at the property. If you believe you've left something, contact us within 48 hours of check-out and we will make a reasonable effort to locate and return it. Shipping costs are the guest's responsibility.
Personal information collected during booking (name, contact details, payment info) is used solely to process and support your reservation. We do not sell guest data to third parties. Payment data is processed by Stripe and subject to Stripe's Privacy Policy.
Properties may use exterior security cameras in common areas and building access points. No cameras are installed inside any property.
These Terms and Conditions are governed by the laws of the State of Utah for reservations at Salt Lake City properties, and the State of Michigan for Detroit properties, without regard to conflict-of-law provisions. Any disputes shall first be attempted to be resolved through direct communication with Lake City Flats.
